GLPI Q3 Net Profit Drops $34.7M Due to Macro Credit Provision Shift

Total revenues were $435.4 million against $397.6 million. Net income was $213.8 million against $248.5 million.
The Company Blames Interest Rates
"The provision for credit losses during the three months ended September 30, 2026 was primarily attributable to lower projected commercial real estate price growth, largely reflecting the sharp increase in long-term interest rates during the three months ended September 30, 2026."
"The benefit during the three months ended September 30, 2025 was driven by an improvement in the third-party forward-looking economic outlook used in the Company’s CECL reserve calculation compared to what was utilized at June 30, 2025."
Same line, opposite sign, both times on a forecast. "The decrease in net income of $34.7 million was primarily attributable to higher operating expenses of $65.1 million (which was driven primarily by the increase in provision for credit losses of $73.6 million)."
How a 1998 Loan Database Drives the Numbers
"The Company follows ASC 326 ‘Credit Losses’, which requires that the Company measure and record current expected credit losses (‘CECL’)."
"This model requires us to calculate and input lease and property-specific credit and performance metrics which in conjunction with forward-looking economic forecasts, project estimated credit losses over the life of the lease or loan."
"Expected losses within our cash flows are determined by estimating the probability of default (‘PD’) and loss given default (‘LGD’) of our instruments subject to CECL. We have engaged a nationally recognized data analytics firm to assist us with estimating both the PD and LGD."
The model’s history runs long. It "was developed using the average historical default rates and historical loss rates, respectively, of over 100,000 commercial real estate loans dating back to 1998 that have similar credit profiles or characteristics to the real estate underlying the Company’s instruments subject to CECL."
The Nine-Month Picture Shows the Opposite
"Total operating expenses decreased by $39.4 million for the nine months ended September 30, 2026 as compared to the corresponding period in the prior year. The primary reason was due to a decrease in the provision for credit losses of $26.5 million during the nine months ended September 30, 2026."
Why a landlord carries this risk at all is also in the filing. "Because our properties are special-purpose gaming facilities and any replacement operator would be required to obtain applicable gaming licenses and approvals, we may be unable to re-lease affected properties in a timely manner, which could impact our collection of rent."
