The Renewal Period That Begins in 2035 Took Half of This Quarter’s Profit

The quarterly report by VICI Properties filed on 28 October 2026 explains a $458.0 million charge taken against option periods that have not started and will not start for another nine years.

Specifically: "The change in allowance of the Caesars Regional Master Lease and the Joliet Lease for the quarter is primarily driven by revised estimates of future credit losses during the tenant renewal periods, commencing on August 1, 2035, which are included in the lease term under GAAP and required to be included in the CECL estimate."

Revenues rose to $1,065.5 million from $1,007.5 million. Net income attributable to common stockholders fell to $342.5 million from $762.0 million, and earnings per share to $0.31 from $0.71.

The filing sets out why a landlord carries this exposure at all: "Financial underperformance or operating challenges experienced by any of our tenants or borrowers, whether driven by consumer shifts, competitive dynamics, strategic decisions, or broader industry or macroeconomic conditions, may adversely affect their ability to fulfill their contractual obligations under our lease and loan agreements."

What Else Moved the Estimate

"The remaining increase was primarily driven by (i) the equity market performance of certain of our tenants, which impacts the reasonable and supportable period, or R&S Period, probability of default, or PD, (ii) updated assumptions relating to certain of our loans, including estimated recoveries, as applicable, and (iii) standard annual updates to the CECL model and certain related inputs and negative changes in the macroeconomic forecast during the current quarter."

A year earlier, the same line ran the other way: "During the three months ended September 30, 2025, we recognized a $20.2 million decrease in our allowance for credit losses primarily driven by a decrease in the volatility of the equity market performance of our tenants."

Between a decrease of $20.2 million and an increase of $458.0 million, the quarterly line traveled $478.2 million, a 15M calculation. Revenue through the same comparison grew by $58.0 million.

None of It Is Cash

"Under ASC 326, we are required to estimate and record a non-cash allowance for current expected credit losses, or CECL allowance, related to our historical and any future investments in sales-type leases, lease financing receivables, and loans, over the life of each respective investment as determined under GAAP (including tenant renewal options under lease agreements, as applicable)."

The last clause is where the 2035 dates come from. For the leases themselves, "we have elected to use a discounted cash flow model to estimate the allowance for credit losses". The model "requires us to develop cash flows that project estimated credit losses over the life of the lease", and "we are required to update our CECL allowance on a quarterly basis".

Nine Months and the Balance Sheet

"During the nine months ended September 30, 2026, we recognized a $610.3 million increase in our allowance for credit losses", including "the initial CECL allowance of $72.6 million upon completing the acquisitions of the Gamehost Portfolio and Golden Portfolio" and "the initial CECL allowance of $39.9 million on our net debt investment activity".

The allowance carried on the balance sheet now stands at $1,282.4 million, against $884.9 million at the end of 2025.
